Incomplete applications without proper documentation will not be processed!

  1. To be qualified for admission to Public Housing an applicant must:
    1. Be a family as defined in PHA's Admissions & Continued Occupancy Policy;
    2. Meet the HUD requirements on citizenship or immigration status;
    3. Have an Annual Income at the time of admission that does not exceed the income limits established by HUD that are available in the PHA office.
    4. Provide Birth Certificates, documentation of Social Security cards for all family members and, Picture IDs of all adult members;
    5. Pay any money owed the PHA of other federally assisted housing programs resulting from prior residency;
    6. Be able and willing to comply with the Housing Authority Dwelling Lease; and
    7. Not have any family members engaged in any criminal activity that threatens the life, health, safety or right to peaceful enjoyment of the premises by other residents, and not have any family members engaged in any drug-related criminal activity;
    8. Must meet or exceed the Applicant Selection Criteria as defined in the PHA's Admission and Continued Occupancy Policy.
  2. Applicants with disabilities may seek assistance with the completion of the application at the PHA's office located at the address listed above.
  3. The PHA will conduct a criminal background record check on all adult family applicants.
  4. Applicants who meet the above qualifications will only be offered units of the size and type needed.
  5. Periodically, the housing office will mail out update requests to applicants on the list for participation. You must respond to these requests by the date specified in order to maintain your position on the waiting list.
  6. Eligible applications are maintained by bedroom size in the following order;
    1. preferences;
    2. date and time.

The Niceville Housing Authority will adopt a smoke-free housing policy in the near future!

The Niceville Housing Authority is an Equal Housing Provider

The Niceville Housing Authority enforces a policy in which eligible applications will be maintained through a written system of preferences within each bedroom size.

FIRST PREFERENCE: Families who qualify for one of the following preferences:

  1. Families whose head, spouse or co-head is elderly or disabled
  2. Families whose head, spouse or co-head has been continuously employed 20 hours per week for at least the immediate past 180 days making no less than minimum wage

SECOND PREFERENCE: Families who qualify for one of the following preferences:

  1. Families whose head, spouse or co-head is elderly or disabled.
  2. Families whose head, spouse or co-head has been continuously employed 20 hours per week for at least the immediate past 180 days making no less than minimum wage.

THIRD PREFERENCE: Other eligible families who do not qualify for a preference.

With each preference category, date and time of application will determine which family has first priority if two families have the same preference.

Please be aware that due to these preferences, your position on the waitlist may shift from time to time.

As additional applications are accepted and the status of applications changes, positions on the waitlist will continue to shift° therefore, this office will not be able to give any applicants a definitive position on the waitlist.


Smoke-Free Housing

The Department of Housing and Urban Development (HUD) issued a notice in 2009 and reissued the same notice in 2012 strongly encouraging all Public Housing Authorities to implement smoke-free policies.
The Niceville Housing Authority Board of Commissioners approved for Niceville Housing to become "SMOKE FREE". This policy is so that we, as a landlord, can provide a safer environment for ALL residents. The harmful effects of secondhand smoke and the danger of fire caused by indoor smoking are simply too great to ignore.

The Niceville Housing Authority is a CAMPUS-WIDE SMOKE-FREE FACILITY.

CAMPUS-WIDE means that any property belonging to Niceville Housing Authority is a smoke-free area. This includes indoor and outdoor common or private areas of the property. Residents and visitors are required to proceed to the nearest city-owned street should they choose to smoke. Smoking in automobiles on the Niceville Housing property will not be allowed.

SMOKING is defined as inhaling, exhaling, breathing, or carrying any lighted cigar, cigarette, pipe, or other tobacco product or similar lighted product in any manner or form.
The Niceville Housing Authority policy applies to ALL residents, guests, visitors, employees, and contractors.

THIS POLICY DOES NOT PREVENT SMOKERS FROM APPLYING AND LIVING IN NICEVILLE PUBLIC HOUSING. ALL PERSONS ARE WELCOME TO APPLY.

Notice of Occupancy Rights under the Violence Against Women Act

To all Applicants

The Violence Against Women Act (VAWA) provides protections for victims of domestic violence, dating violence, sexual assault, or stalking. VAWA protections are not only available to women, but are available to all individuals regardless of sex, gender identity, or sexual orientation. The U.S. Department of Housing and Urban Development (HUD) is the Federal Agency that oversees that the Niceville Public Housing Authority (NHA) is in compliance with VAWA. This notice explains your rights under VAWA.

If you otherwise qualify for assistance under the Niceville Housing Authority, you cannot be denied admission or denied assistance because you are or have been a victim of domestic violence, dating violence, sexual assault, or stalking.

The Niceville Housing Authority cannot discriminate on the basis of any protected characteristic, including race, color, national origin, religion, sex, familial status, disability, or age. HUD-assisted and HUD-insured housing must be made available to all otherwise eligible individuals regardless of actual or perceived sexual orientation, gender identity, or marital status.
