General House Rules

Revised General/Indoor/Outdoor Policies Effective March 10, 2014

For the benefit and well-being of all Niceville Housing Authority communities, all residents agree to abide by these necessary and reasonable regulations set forth.

  1. Rent is due in the first five (5) business days of each month. If the rent is not paid after the five days, you will be assessed a $20.00 late fee, and you will be sent a 14-day lease termination notice. If the rent is not paid within this time period, the housing authority will file court papers for eviction.
  2. Noise must be held to a minimum at all times, especially before 8:00 am and after 10:00 pm. Loud music, radio, or television is not permitted at any time.
  3. Residents and residents' guests will not discharge or threaten to discharge a firearm of any type, including "B-B" guns, on housing authority property. Discharging or threatening to discharge a firearm will be considered a serious violation of the terms and conditions of the lease.
  4. Children must be supervised at all times. You are responsible for the children in your household.
  5. Damage to trees, shrubs, or flowers on NHA property will not be tolerated. Residents will be charged replacement costs if a member of your household destroys any of these plantings.
  6. Visitors are permitted for a total of 14 days in a 12-month period. Visitors staying longer will be considered unauthorized, and you will be in violation of your lease.
  7. You are responsible for all visitors in your home.
  8. Those visitors visiting a Niceville Housing Authority unit for the sole purpose of babysitting household members residing in that unit must provide verification of a primary residence elsewhere.
  9. Absolutely no dogs or cats are allowed in the unit without permission from the housing authority. Please refer to your pet policy.
  10. Do not tie your dog outside. Do not let your dog or cat run free.
  11. Do not feed stray animals. If you feed the animal, we have to assume the animal is yours, and you will be required to pay a pet deposit.
  12. In order to be eligible for continued occupancy, each adult family member, who is not otherwise exempt, must either (1) contribute eight hours of community service, or (2) participate in an economic self-sufficiency program, or (3) perform eight hours per month of the combination of these.
  13. Residents must turn in their keys upon moving out. The rent will not stop unless the keys are returned to the housing authority's office. The rent will continue to accumulate, and you will be responsible for the total amount due.

Outside Rules

  1. No storage of any type is allowed on the outside of the units.
  2. No yard ornaments, swings, etc., of any type, will be placed on the lawn without the consent of the management.
  3. Flower beds and gardens are permitted next to the house only. Nothing is to be planted in the middle of the yards. The growth height of any foliage is not allowed to exceed the bottom ledge of the windows.
  4. No additional trees, shrubbery, or grass will be planted without management approval.
  5. Do not hang or attach plants or other items to the outside of the units. This can result in damage to the building and a charge to you.
  6. No parking of vehicles on the grass at any time or place. There will be no parking anywhere except in designated parking areas. You will be charged $25.00 each time for parking on the grass, as stated in your "Schedule of Maintenance Charges.".
  7. There will be no maintenance performed on any vehicles. No washing of cars, boats, etc., is permitted.
  8. Water allowed to flow unattended, such as sprinklers, is not permitted. ***
  9. There will be no outside TVs or other antennas attached to the residences. Satellite dishes must be installed by direction and permission of management.
  10. No children's swimming pools or boats, tires, or items that can harbor mosquitoes or cause safety issues.
  11. Residents are responsible for picking up and properly disposing of litter and debris from around their unit.
  12. No storing of automobile parts. All water hoses shall be kept rolled up and stored off lawn areas and must be disconnected when not in use. Toys and bicycles can be stored up against the unit in the back. Barbecue grills should be stored on the back porch and, when in use, be pulled away from your unit.
  13. Front porches will be kept neat and orderly. Only outdoor furniture on the porches is permissible.

*** Excess use of water, which is provided by the housing authority, will result in a charge to the resident.


Inside Rules

  1. PAINTING IS NOT PERMITTED. Do not put up wallpaper or borders.
  2. The use of adhesive on the walls to hang pictures or other ornamentation is not permitted. Small or appropriately sized nails should be used for hanging pictures, etc.
  3. No pictures or ornamentation are to be attached to the walls in the bathrooms that would penetrate the wallboard.
  4. Decals and stickers are not permitted unless approved by management.
  5. Rooms may be carpeted by the tenant, but the rugs cannot be attached to the floor.
  6. Interior floors will be kept free of clothes, boxes, electrical cords, and other safety hazards.
  7. All units will be sprayed every third month for bugs. NO EXCEPTIONS. If the pest control person is unable to perform spraying due to the clutter in a unit, the tenant will be charged for a return visit.
  8. No fuel-operated appliances or vehicles are permitted in the units or outside utility closets, for example, generators, kerosene heaters, motorcycles, lawn equipment, etc.
  9. Do not replace light bulbs with bulbs that exceed 60 watts in any housing authority light fixture.
  10. NEVER DISCONNECT YOUR SMOKE ALARM. Call the housing office or the after-hours emergency line at 850-830-5928.
